Non Concrete Bases.
There is a product on the market that enables us to create a non concrete base. The principle of this method is that Spirafix ( www.spirafix.com ) metal rods are driven into the ground and then attached to the wall base beams and the joists.
The number of Spirafix depends on the size of the wall beams and joists. Each Spirafix can support in excess of 300kg subject to ground conditions (ie they are not suitable for sandy soils). For a standard Lugarde building (75mm joists) a Spirafix is fitted every 60 to 80 cm.
There are several advantages to the Spirafix method:-
| They are easy to remove and are reusable. | |
| They are more environmentally friendly than concrete. | |
| They are fitted when the building arrives. | |
| There is no mess when fitting. | |
| If there are any ground movements that affect the building in years to come they can be readjusted to compensate. |
The cost including fitting and levelling is £25 for each wall Spirafix and £18 for each joist Spirafix.
As an example a 4m square Log Cabin fitted to a level
site costs about £ 788.
Wall supports - 4 walls with 5 fixings @ £25
Joist supports - 4 joists with 4 fixings @ £18
Concrete Bases.
Due to transportation of tools and materials we only build concrete bases for local clients.
It is impossible to quote for a base without seeing the site and a locally based builder will work out cheaper as I will have to include travelling costs and time in my prices.
As a guide to how we calculate the price the following costs apply
Labour - 2 men 1 day £300
Concrete per cu m £175
Skips £60 - £150 each
Shuttering £10 - £100+
Reinforcing steel £40 - £200+
